Project Chickadee: The Beginning of An Extensive Luxury Home Flip

This luxury home remodel was bought in the fall of 2022. The seller knew Jordan and I purchase real estate flips with cash and no hassles. The seller was going through a divorce and wanted to be bought out. I told him he could sell it on the market if he listed it for more than we could purchase it from him.

He decided to try selling it in Great Falls, Montana. He listed it and received an offer for the full asking price; the contract included a 30-day closing. However, he wanted a 6-month closing, and the buyers would not agree to the extensive wait. 

Negotiations

The seller returned to us and asked us to buy at a substantial decrease in price so he could rent back for a six-month term. He also volunteered to pay his rent payments for six months upfront.

We agreed to his terms and asked him to turn his roof and siding in his insurance company for hail damage. The damage totaled almost $40,000! The proceeds from the insurance claim funds would help decrease the total home renovation costs we would incur in the home flip. This luxury home renovation will be extensive, and any savings are always beneficial.

Jordan, my husband, will be doing all the home renovations except the electric, HVAC, and plumbing.

The roof will be completed first. Then, the full demo will follow.

Look at your exterior home damage and call your insurance agent to evaluate the property after a storm. You may be one inspection away from a home remodel check from your homeowner’s insurance company. This seller had over $40,000 worth of home remodel funds to put into his home after a hailstorm in Great Falls, Montana. Had he not called, all this money would’ve been left on the table.
